HERE'S THE OVERALL PLAN:

KITCHEN-Remove flooring, countertops, one window and old island.
Add additional cabinets, new island, hardwood floors and granite counters.

LAUNDRY ROOM-remove all cabinets, water heater, old washer and laundry sink.
Add in new powder-room, new cabinets and stackable washer and dryer.
Replace old water heater with tankless one mounted in garage.
Replace back door with new one that swings out and replace kitchen door with new archway.

DINING ROOM- Raise floor to meet the rest of the house.
Continuous flooring throughout all three areas. Add in beadboard paneling and paint.
